The REIWA annexure requires that the pre-purchase building inspection is performed by a builder with appropriate qualifications, in Western Australia a builder is a person or company that is registered by the Building Commission of Western Australia. Our company has been approved and registered with the Building Commission for many years and issued with registration number 11090, and our experienced inspector Darren Sandford has been registered since 1991 (Reg: 8407). Darren is the same person who will inspect your new home.
The role of the building inspector is to inspect the property and provide a written report (all of our reports are typed and worded in simply easy to understand language) and provide an assessment of any structural defects.
What determines a structural defect is outlined within the REIWA pre-purchase building inspection annexure; however it should be noted that the clause within the annexure needs to be read in full context, and we are experience to determine and quantify all structural defects.

Our goal is to protect your best interests and we strongly believe that you should have a complete understanding of all aspects of the home that you are purchasing and to identify which defects are to be remedied by the Seller at their cost we bold defects within the building report that fall within the conditions of the sales contract and associated annexure/s.
